If you're willing to roll up your sleeves to increase your return on investment, here are a few easy D.I.Y. suggestions.

1) Add a fresh coat of paint. Keep the colour scheme neutral throughout your home. This makes the space appear larger and allows potential buyers to envision the house as a blank canvas that they can cater to their own taste.
 
2) Don't forget the small stuff. Replacing old, tired electrical outlet covers makes a BIG difference. It's as easy as 1,2,3 and costs next to nothing.

3) Put up a fan and bring down your hydro costs. A simple, reasonably priced ceiling fan will add detail. It's also an economical way to cool your home.

4)Make your home king! with Crown molding. It's the best way to quickly add, amazing architectural detail. You can teach yourself with a tutorial online. 

5) Never underestimate the power of the pressure washer. Borrow, rent or buy a pressure washer then go to town! You'll be amazed at what a difference a good water blasting can make to the exterior of your home, your driveway, your patio or your outdoor furniture.

6) A little bit of landscaping. Fill in brown patches on your lawn with sod, trim unruly hedges and plant bright perennials. They last throughout the years and make a strong visual statement. Sometimes a home can be sold on curb appeal alone.
